We all know it can be frustrating finding the perfect home, especially since the local market here in Montgomery County, Pennsylvania is still so hot! I mean, once a home hits the public marketplace, it’s not uncommon for there to be 5+ offers on it within a few days!
I work with a lot of buyers and completely understand their frustration with the home search process – offer after offer and they continue to get outbid or beat out by cash offers.
Well I’ve come up with a way to help buyers find houses that no one else knows are for sale, which gives my buyers first dibs with no competition, I call it the Perfect Property Finder Program.
With my Perfect Property Finder program, I actually find the EXACT type of home my buyers want in the exact area they are most interested in. I use my own funds and resources to find off market properties that match their wish list. Investors are using this tactic to make themselves millions of dollars, so I thought – why not help my “regular” buyers find their dream home the same way?
So how do I find sellers who are willing to sell without putting their home on the market? First, I have an awesome direct mail campaign that targets the exact criteria of each buyer and because the letter isn’t coming from a spammy “We Buy Houses” type company, I actually get a good response! Secondly, I have contacts with wholesalers and “bird dogs” aka people who make a small commission for finding off market properties. I make these people aware of the exact criteria my buyers are looking for. They then do their own marketing and let me know when they find the perfect property. I also employ tactics like cold calling, texting and even Facebook ads!
Once I find a seller who would consider selling I work directly with them which allows my buyers to gain access to pre-market houses. I’ve gotten the question “why would a seller not just list their home on the MLS?” There are soooooo many reasons a seller would rather sell privately. They could be going through a divorce and don’t want anyone (especially neighbors) to know they are selling. Some sellers don’t want numerous groups of people trampling through their home for showings. Other sellers are renting their property out and don’t want to disturb the tenants – and in some cases, they don’t even want them to know they’re considering selling!.
So all in all, the Perfect Property Finder Program winds up being a win-win situation for both buyers and sellers!
